Your roof should last up to about 15 years, if not more, depending on the manufacturer, material, style, installation and regular maintenance and care before it needs complete replacement. However, you will most likely need a new roof installation when you start to see problems such as the severe roof sagging or curling, stained or missing shingles, visible rot or mold growth and visible water stains on walls and ceilings.
Depending on the manufacturer and its requirements, you should have a biennial exterior inspection done, unless otherwise specified in your roof warranty documents. We suggest at least an annual and thorough exterior inspection of your roof and home.
During inspections, we check attic ventilation, look for evidence of leaks and seepage, inspect your gutters, downspouts, soffit and fascia boards, vents, and other areas to keep your roof and exterior elements in good form.
